A controversial proposal is on the table to transform a beloved Kendal hostel into hotel staff accommodation. But here's the twist: it's not just any hostel, it's a Grade II listed building with a rich history.
The building, nestled in the heart of Kendal, Cumbria, has been a popular haven for backpackers since its opening by the Princess Royal in 1987. However, earlier this year, it was put up for sale, and now English Lakes Hotels has stepped in with a unique plan.
English Lakes Hotels, the owner of two hotels near Windermere, wants to lease this iconic hostel and convert it into accommodation for their staff working at the Low Wood Bay Resort & Spa. They argue that minor alterations inside the building, located in Kendal's conservation area, are all that's needed to comply with HMO regulations.
A spokesperson for the company emphasized, "Nothing is agreed yet as it's pending approval for the change of use to an HMO."
This proposal is part of a wider trend in Cumbria, where hotel chains are applying to convert holiday accommodations into HMOs for staff. The need for such a move is underscored by recent figures from Cumbria Tourism, which show that 83% of hospitality and tourism businesses in the county are struggling to hire staff.
Denise Thompson, chair of Kendal Business Improvement District, supports the proposal, stating, "We have a real need for affordable housing in our area, especially for single-income households."
The planning documents reveal that the changes will create three bedsits and 15 bedrooms, with no alterations to the hostel's exterior. However, Kendal Town Council has objected, calling the building an "important local landmark" and expressing concern that the proposed changes might compromise its future use and conservation.
